This is relatively new area for ORC. We have used the RSPM to model and profile catchments for current or proposed:

  • cinemas
  • bowling centres
  • health and fitness clubs

We have calibrated the RSPM to recognise the relative attractiveness of operations to forecast the number of:

  • cinema screens sustainable
  • bowling lanes sustainable
  • potential members of a health and fitness club

We produce full P & L’s for cinemas and bowling centres. P & L’s for health & fitness clubs are in development (available Autumn 2002).

Rent Reviews

The RSPM is being used at rent reviews in support of conventional comparable evidence, to show that passing rent is a smaller part of Profit Before Tax and Rent than is deemed equitable and that affordable rent is considerably higher.

Results can produce the opposite result and show where units are struggling.
